• What does Instant Maintenance Services do?

  Instant Maintenance Services LLC (IMS) is a commercial maintenance company in Milwaukee, Wisconsin. It provides handyman & general repairs, preventive maintenance and general contracting & maintenance for commercial properties across Milwaukee and surrounding areas, working mainly with facility management companies and commercial property managers.

  Every job is done by its own in-house team, with no subcontractors. The trades it covers include minor electrical, minor plumbing, flooring and tiling, painting, carpentry and minor renovations, doors and glass replacement, upholstery repair and replacement, cleaning and graffiti removal, corrective and on-call repairs and preventive maintenance.

  IMS was founded in Milwaukee in 2026 by Johnny Zoghbi and Savannah Bond, who bring about 6 years of combined experience.

• Which areas do you serve?

  We serve Milwaukee and surrounding areas, from our office in Milwaukee, Wisconsin.

  If you are not sure whether your property is covered, include the address in your request and we will confirm.

• What types of properties do you work on?

  Commercial properties only, for example offices, retail spaces and other commercial premises. We do not take on residential work.

• How quickly do you respond?

  Standard requests: same or next-day service. Emergencies: we respond within 4 hours during business hours (Mon–Fri, 8:00 am to 5:00 pm Central Standard Time).

• What counts as an emergency?

  An issue that puts people at risk, stops the property operating normally, or will cause further damage if it waits. For example an active leak, a door that will not lock, or a hazard in a shared area.

  Choose “Emergency” on the quote form so it reaches the right queue. If anyone is in danger, call 911 first.

• Do you work after hours or on weekends?

  Not at the moment. Our hours are Mon–Fri, 8:00 am to 5:00 pm Central Standard Time, and our response times apply within those hours.

  Requests sent outside business hours are picked up the next business day.

• Are you insured? Can I get a certificate of insurance?

  Yes. IMS is liability insured, and we can send a certificate of insurance (COI) for your vendor file on request.

• How do quotes work, and is the site visit free?

  Every job is quoted before work starts, at competitive rates. Send your request with photos: smaller jobs can sometimes be quoted from the photos alone, and others need a site visit.

  Whether a site visit is charged depends on the project. We will always tell you before we come out.

• Do you work with facility management companies?

  Yes. FM companies are a core part of our work. We work per job as an in-house maintenance vendor, with one point of contact for every work order.

• Do you use subcontractors?

  No. All work is performed by our own in-house team, so one company is responsible for the whole job.

• How do I send photos with a request?

  Email them to workorders@instantmsllc.com, either with your work order or right after sending the quote form. Put the property address in the subject so we can match them to your request. Photos help us understand the job and quote faster.
